How much does it cost to buy or rent a home in Sassari? An overview of prices by neighbourhood, based on second-half 2025 data, was published by Quadrivo on 16 October, drawing on surveys by the Revenue Agency’s Real Estate Market Observatory. For residential properties in average condition, indicative values range from €800 to €2,100 per square metre for sales and from €3.4 to €9.1 per square metre per month for rentals.

The central value indicated for sales is €1,300 per square metre: applying it to an 80-square-metre apartment gives an estimate of about €104,000. This is an indicative calculation, not a guaranteed price for a home: location, floor, maintenance and the building’s features can affect the valuation. According to the same analysis, Sassari’s central value is higher than the medians reported for the province, at €665 per square metre, and for Italy, at €840. Sassari ranks fifteenth among the province’s 90 municipalities.

There are also marked differences within the city. Among the semi-central areas, Serra Secca-Carbonazzi has the highest range among those reported, at €1,500–€2,100 per square metre. The historic centre has lower values than the urban centre, while Latte Dolce-Santa Maria di Pisa has some of the lowest valuations for residential properties.

  • Rione Celestine: €1,400–€2,100 per square metre.
  • Cappuccini-Luna e Sole-Lu Fangazzu: €1,300–€1,600; Rizzeddu-Cliniche-San Paolo: €1,250–€1,550.
  • Urban centre: €1,200–€1,450; historic centre: €850–€1,250. For lower-cost homes in the historic centre, €560–€830.
  • Monte Rosello-Sacro Cuore: €1,050–€1,450; Baddimanna-Sassari 2-Baldedda: €1,200–€1,500.
  • Monserrato-San Pietro-Piandanna: €1,100–€1,450; Latte Dolce-Santa Maria di Pisa: €800–€1,200.
  • Agro di Sassari and the hamlets of San Giovanni, Ottava, Caniga and Bancali: €850–€1,300; the countryside of the Nurra: €800–€1,200.

Rents also vary from one area to another. In Serra Secca-Carbonazzi, monthly rents range from €6.4 to €9.1 per square metre; in Rione Celestine, from €5.8 to €8.7, and in Rizzeddu-Cliniche-San Paolo, from €5.5 to €8.2. In the urban centre, the range is €5.7–€7.6, while in Latte Dolce-Santa Maria di Pisa and the countryside of the Nurra, it is €3.4–€5. Based on the city’s central value of €5.7, an 80-square-metre apartment would cost around €456 per month, before condominium fees and other costs. A comparison of rents and incomes is also available in the analysis of rentals in the Sassarese area.

By property type, lower-cost homes in the city are valued at €560–€1,400 per square metre, villas and detached houses at €900–€3,000, and garages at €380–€1,300. The analysis also looks at the relationship between prices and incomes: reaching a sum equal to the estimated value of an 80-square-metre home would take 5.2 years of the average annual net income considered, amounting to €20,165. The figure is based on 85,699 taxpayers and 2024 tax returns; average income had risen by 3.9% compared with the previous year.
